The Question of Dwelling in Exposed Terrain
How does one live intentionally in the high desert, where distance amplifies weather and horizon lines stretch uninterrupted? This question underpins a 667-square-metre residence recently completed in Sun Valley, Idaho, where Tom Kundig and his team at Olson Kundig have delivered a house that treats openness not as a luxury but as a design discipline.
Sky View sits within a landscape defined by arroyos, mountain ridges, and an atmosphere so clear that night skies become architectural events. Rather than impose a singular formal gesture, the project organizes itself around the act of looking outward, upward, and across. The house is less interested in framing a single picturesque view than in orchestrating a series of calibrated relationships with its surroundings, from the dry creek bed below to the celestial vault above.
At the heart of the design is a retractable roof operated by a hand-cranked wheel, a kinetic element that transforms a third-floor lounge into an open-air observatory. This is not spectacle for its own sake. It is a tectonic decision rooted in the idea that architecture in such a place should allow inhabitants to confront the sky directly, without mediation.
Massing and Orientation: Reading the Site
The parti responds to topography and microclimate with a clarity that borders on diagrammatic. The side of the house facing the arroyo is clad in board-formed concrete, a deliberate closure that offers thermal mass and protection from wind. This concrete plane reads as a plinth, grounding the composition and providing refuge.
Above this base, the main living spaces rise to the second floor, where expansive glazing pivots the experience outward. Here, the architecture shifts from introspection to prospect, with window walls that dissolve the boundary between interior and the valley beyond. The move is straightforward: elevate the inhabited spaces to capture long views, while anchoring the lower level in the cooler, shaded zone near the arroyo.
This vertical organization creates what Kundig describes as a movement between refuge and prospect. The lower level, with its concrete enclosure, offers a sense of enclosure and thermal stability. The upper level, open and light-filled, engages the horizon. It is a spatial sequence that acknowledges both the psychological need for shelter and the experiential pull of the landscape.
The third-floor lounge complicates this binary. Clad entirely in wood with lower ceiling heights, the room initially reads as intimate, almost protective. But clerestory windows wrap the perimeter, pulling the horizon back into view. When the roof retracts, the space inverts: what was refuge becomes a platform for direct engagement with the sky. The hand-cranked mechanism, a recurring motif in Olson Kundig's work, reinforces the tactile, deliberate nature of this transformation.
Material Logic in a Fire-Prone, Snow-Loaded Context
Material selection here is not about aesthetic preference. It is a response to a specific set of environmental pressures: wildfire risk, heavy snow loads, high UV exposure, and temperature swings. The palette is limited and purposeful: board-formed concrete, steel siding, wood ceilings and floors, and plaster.
The concrete provides thermal mass and fire resistance, while the steel siding, likely Corten or a similar weathering alloy, handles snow and wind with minimal maintenance. These are not materials chosen for their visual warmth. They are chosen because they endure. Inside, however, the concrete and steel are tempered by wood and plaster, creating what the design team refers to as a "tough and tactile" interior environment.
This duality, exterior durability meeting interior softness, is a recurring theme in Kundig's residential work. We see echoes of it in the operable screens of his Hawaii beachfront house, where heavy steel elements move to modulate light and wind, and in the adaptive reuse projects where industrial materials are juxtaposed with fine-grained finishes. In Sky View, the strategy is perhaps more pronounced because of the extremity of the site conditions.
The board-formed concrete, in particular, carries a tectonic honesty. The formwork impressions remain visible, a record of construction process rather than a finish to be concealed. This aligns with a broader regional tradition in the American West, where architects from Rudolph Schindler to Rick Joy have employed board-formed concrete to ground buildings in arid, sun-drenched landscapes.
Kinetic Architecture and the Handwheel as Interface
The retractable roof is the most legible kinetic element, but it is part of a larger design philosophy that treats operable components as a way to give inhabitants agency over their environment. The handwheel, a low-tech mechanical interface, requires physical effort. This is intentional. The act of cranking the roof open becomes a ritual, a deliberate engagement with the architecture rather than a passive button press.
This approach has precedent in Olson Kundig's body of work. The studio has long been interested in what might be called "engaged architecture," where occupants interact with their surroundings through mechanical systems that are visible, tactile, and manual. The handwheel here functions as both control mechanism and sculptural object, a piece of industrial hardware that becomes part of the spatial experience.
From a technical standpoint, the roof's operation likely involves a counterweight or hydraulic assist system to manage the load, though the handwheel provides the interface. The engineering, handled by KB Architectural Services, would need to address snow load, wind uplift, and weatherproofing at the seam where the roof retracts. These are not trivial challenges, and the success of such a system depends on precision detailing and robust mechanical components.
Precedent and Context: High-Desert Modernism
Sky View exists within a lineage of high-desert residential architecture that includes the work of Kendrick Bangs Kellogg, Antoine Predock, and more recently, Marmol Radziner. These architects have grappled with similar questions: how to build in landscapes where exposure is both a threat and an opportunity, where views are expansive but privacy is scarce, and where climate extremes demand material resilience.
Kundig's approach differs in its emphasis on kinetic elements and the handwheel as interface. Where Predock might use massive earthwork and sculptural form to mediate between building and landscape, Kundig opts for mechanical systems that allow the building itself to transform. This is a more dynamic, participatory form of environmental engagement.
The board-formed concrete and steel palette also recalls the work of Rick Joy in Arizona and New Mexico, where similar materials are deployed to create buildings that feel both archaic and contemporary. Joy's work, however, tends toward the monolithic and the enclosed, whereas Sky View is more permeable, more interested in opening up than in shutting out.
Spatial Sequence and the Horizon Line
The design organizes views not as isolated moments but as a continuous spatial experience. From the closed, concrete-clad arroyo side, one moves through the house toward increasingly open conditions. The second-floor living spaces offer horizontal views across the valley. The third-floor lounge, with its retractable roof, shifts the orientation upward.
This sequence, from closed to open, from horizontal to vertical, creates a phenomenological progression that mirrors the act of moving through the landscape itself. You begin in the arroyo, sheltered and cool, and ascend toward exposure and light. The architecture stages this movement, giving it rhythm and intention.
The clerestory windows in the third-floor lounge are critical to this effect. Even when the roof is closed, the horizon remains visible, a constant reference point. This ensures that the room never feels entirely enclosed, even in its most intimate configuration. When the roof opens, the clerestories frame the horizon while the open roof reveals the sky, creating a 360-degree field of view that is rare in residential architecture.
Building Envelope and Climate Adaptation
In a high-desert climate with significant diurnal temperature swings, the building envelope must perform across a wide range of conditions. The concrete provides thermal mass, absorbing heat during the day and releasing it at night, which helps moderate interior temperatures. The steel siding, likely ventilated, allows for airflow behind the cladding, reducing heat gain.
The involvement of RDH Building Sciences, a firm specializing in building envelope consulting, suggests a rigorous approach to air sealing, insulation, and moisture management. In a climate with cold winters and intense summer sun, these details are critical. The retractable roof introduces additional complexity, as the operable seam must remain weathertight when closed while allowing for smooth operation.
Lighting, designed by Niteo, would need to balance the need for artificial illumination with the goal of preserving night sky visibility. In the high desert, where light pollution is minimal, interior lighting can significantly impact the experience of the night sky. Fixtures would likely be recessed or indirect, minimizing glare and allowing the architecture to recede after dark.
The Role of the Arroyo: Thermal and Visual Strategy
The arroyo, a dry creek bed common in arid landscapes, functions both as a visual anchor and a source of cooler air. By positioning the house in relation to the arroyo, the design taps into a microclimate that is several degrees cooler than the surrounding terrain. The board-formed concrete wall on this side acts as a thermal barrier, protecting the interior from heat while capturing the coolness of the arroyo.
This relationship between building and landform is not new. Pueblo architecture in the American Southwest has long employed similar strategies, using thermal mass and orientation to moderate temperature. What distinguishes Sky View is the way it combines these vernacular strategies with contemporary materials and kinetic systems, creating a hybrid approach that is both rooted in place and technologically sophisticated.
A House That Asks for Participation

Sky View exemplifies this trend. The handwheel, the retractable roof, the sequence from refuge to prospect, all demand that occupants make choices about how they want to experience the building and its surroundings.
This is not architecture as static backdrop. It is architecture as instrument, a tool for mediating between self and environment. Whether this approach scales beyond bespoke residential projects remains an open question, but as a case study in how buildings can foster a more intentional relationship with place, Sky View offers a compelling model. In a landscape where weather, light, and horizon define daily life, the house does not retreat into climate-controlled enclosure. It opens outward, upward, and asks its inhabitants to do the same.
