When Architects Become Builders: Rethinking Practice in Southern California

The design-build approach is dissolving the old boundary between drawing and making - and San Diego's residential sector offers a compelling case study in what that shift means for how we inhabit space.

A Boundary Under Pressure

For most of the twentieth century, the architecture profession operated on a clear premise: designers conceive; builders execute. The architect's role ended at the construction document; the contractor's began there. This separation was codified in contracts, insurance policies, and professional ethics. It was also, in many cases, a source of friction. Blame traveled easily across that line. When a detail failed or a budget overran, each party pointed to the other.

In Southern California's residential market, that boundary is becoming harder to maintain. Across San Diego County, a growing number of practices are integrating design and construction under a single contract, a single liability umbrella, and often a single studio culture. The model is not new - design-build has deep roots in vernacular traditions and has long been standard in commercial and infrastructure work - but its migration into high-end residential architecture represents a shift in how designers understand their agency. At World Archi Design, we've been tracking this evolution, and the implications extend well beyond contract structure.

What Changes When One Entity Holds Both Pencil and Hammer

The design-build model collapses the traditional procurement sequence. Instead of an owner hiring an architect to produce drawings, then soliciting bids from contractors, the owner engages a single firm responsible for both design and execution. Communication becomes internal. The feedback loop between what can be drawn and what can be built tightens.

In San Diego, where coastal topography, seismic codes, and Coastal Commission oversight create a thicket of constraints, this integration offers practical advantages. A design-build team can iterate on structural solutions in real time, adjusting framing strategies as soil reports come in or as material costs shift. The architect is no longer specifying from a distance; they are present during value engineering, during mockups, during the moment when a wall height must be adjusted to preserve a sightline.

This proximity reshapes design itself. When the person sketching the stair detail is also the person who will source the steel and coordinate the welder, there is less room for abstraction. The drawing becomes a working document, not a aspirational one. Materiality is not deferred to a later phase; it is embedded in the early parti. We see this in the work of smaller studios operating in North County, where board-formed concrete walls and exposed CLT ceilings reflect not just an aesthetic preference but a construction logic - a recognition that craft and design are inseparable.

Accountability and the Question of Risk

One of the most significant shifts in the design-build model is the consolidation of risk. In a traditional design-bid-build project, disputes over responsibility are common. Did the architect under-specify the flashing detail, or did the contractor fail to follow the drawings? In design-build, there is no such ambiguity. The firm is accountable for both.

This has legal and financial implications. Design-build firms carry different insurance, assume greater liability, and must price that risk into their fees. But it also changes the culture of practice. When a firm knows it will be responsible for fixing what breaks, it designs differently. Details are tested earlier. Constructability is not an afterthought; it is a design criterion.

In San Diego's hillside projects, where expansive soils and retaining walls are routine, this shift in accountability has led to more conservative structural strategies in some cases, and more innovative ones in others. Some design-build teams are experimenting with helical piers and gabion walls - techniques that allow for iterative adjustment during construction. Others are returning to heavy timber framing, which offers both seismic resilience and speed of assembly. The common thread is a willingness to adapt in the field, informed by direct feedback from the people doing the work.

Craft as Editorial Voice

There is a danger in conflating design-build with mere efficiency. The model does streamline timelines and can reduce costs, but its most compelling potential lies elsewhere: in the restoration of craft as a design medium. When the architect is also the general contractor, the site becomes a studio. Decisions about joint details, surface finishes, and spatial proportion happen in dialogue with the trades.

This is not nostalgia for the master builder. It is a recognition that much of what makes architecture compelling - texture, light, material honesty - emerges in the act of making. In a traditional process, these qualities are often specified in writing and hoped for in execution. In design-build, they can be shaped directly. A steel fabricator's suggestion about weld placement can influence the expression of a structural frame. A plasterer's technique can define the character of a wall.

We see precedents for this in the work of Rick Joy in the Southwest, whose rammed-earth walls are as much a product of his relationship with his crew as they are of his drawings. In San Diego, a similar ethos is emerging in smaller residential projects, where architects are learning welding, formwork, and finish carpentry - not to replace tradespeople, but to speak their language.

Scale, Control, and the Limits of Integration

Design-build is not a universal solution. It works best at certain scales and in certain markets. In San Diego, most design-build residential work falls between $500,000 and $3 million in construction value - large enough to justify the overhead of integrated practice, small enough to maintain direct oversight. Below that range, the model struggles to compete with design-only services or spec builders. Above it, owners often prefer the checks and balances of separate contracts.

There is also the question of creative control. Some architects worry that the pressures of construction - budget, schedule, labor availability - will erode design ambition. If the same person is responsible for both the vision and the invoice, will the invoice always win? The risk is real. But the counterargument is that ambition without constructability is not architecture; it is illustration.

The most successful design-build practices we've observed maintain a disciplined separation of roles within the firm. One team leads design development; another manages field operations. The two groups collaborate, but each retains its own criteria for success. This internal structure prevents the model from collapsing into pure pragmatism.

A Regional Expression Rooted in Process

San Diego's residential architecture has long been shaped by its climate and topography: indoor-outdoor living, expansive glazing, stucco and wood siding, flat or low-slope roofs. These are not just stylistic preferences; they are responses to mild winters, intense sun, and the need for fire-resistant materials in wildland-urban interface zones.

Design-build is not changing that regional vocabulary so much as it is changing how that vocabulary is deployed. When a firm controls both design and construction, it can experiment with hybrid systems - steel frames clad in reclaimed wood, prefabricated modules finished on-site, passive cooling strategies that require precise detailing. These are not innovations that emerge from a set of construction documents alone. They require iteration, testing, and the kind of trust that comes from working within a single organizational structure.

In that sense, design-build is less a departure from tradition than a return to it. Before the professionalization of architecture in the nineteenth century, most buildings were designed and built by the same hands. The current moment is not a repudiation of specialization, but a recognition that specialization has costs - in communication, in craft, in the ability to respond to the specificity of place.

Looking Forward

The design-build model will not replace traditional practice, nor should it. But its growing presence in San Diego's residential sector suggests a broader reconsideration of how architects define their work. If design is not just the production of drawings but the shaping of material and space, then the line between architect and builder becomes less a professional boundary and more a continuum.

What we are witnessing is not a trend but a structural shift - one that asks architects to expand their competencies, to take on greater risk, and to engage more directly with the physical realities of construction. In return, they gain a measure of control that has been largely absent from the profession for a century: the ability to see a project through from concept to occupancy, with full accountability and full authorship. That is not a small thing. It changes what architecture can be.
